Inspections

The law requires that at least two formal inspections, often called the move-in inspection and the move-out inspection of the rented property are carried out:

1. One must take place within one week of the day a tenant moves in.
2. The other must happen within one week of the day a tenant moves out.

The reason to have inspections is so that both you and the tenant have a common understanding of the condition of the property at the beginning and end of the tenancy.

It is a good idea to have more inspections during the course of the tenancy – especially if the rental goes over a few years. This can avoid any surprises at the end of the tenancy. The tenancy agreement should set out when and how the inspections will take place.

Landlords must keep inspection report records for three years after a tenancy has ended.
