Non-Payment of RentIf you do not receive the rent on time, you are entitled to treat it as a breach of the tenancy agreement. You can serve a notice to evict the tenant in 14 days, or make an application to court to end the tenancy. Tenants have a variety of options as to how to respond. As an alternative to ending the tenancy for non-payment of rent, you can take distress action against the tenant for the rent. Distress for Non-Payment of Rent It is very important that tenants pay rent if they do not want to leave their home on short notice or incur the time and expense required to fight an eviction notice. Even if tenants have an ongoing dispute with you, they shouldn’t respond by not paying rent.
