Changing Locks

Neither you nor the tenant should change or add to the locks on access doors to the rented premises without the agreement of the other. If you agree that the tenant can change the lock, he must give you a key as soon as the change is made.

You can change the locks without giving the tenant notice, as long as a new set of keys is given to him as soon as the change is made.

Tenants don't need your agreement to install locks or a security device that can only be activated by someone from the inside of the property. The device or lock must be capable of being either installed or removed without causing damage to the property, or it must stay when the tenant leaves and it becomes your property.

Offence

If either you or the tenant breach the provisions of the Residential Tenancies Act in relation to locks and security devices, either of you may be found guilty of an offence and fined. Offences can be reported to Consumer Complaints at Alberta Government Services.
