A landlord and tenant both undertake obligations and responsibilities when they make a lease agreement. The obligations may be set out in the written lease, agreed orally or be established by law. It is important to know what your obligations and responsibilities are when you make a lease agreement because there may be penalties for failing to meet them. Landlord Obligations, Tenant Obligations In some situations the law allows for legal notices to be given between the parties in an effort to remedy the situation. In other cases it is necessary to make an application to court. It is also possible to use court processes to enforce notices and judgments that are not acted upon by the other party. Landlord Remedies, Tenant Remedies There are several issues related to repairs, for example, keeping the property in good condition. Repairs The owner of a condominium who rents it to a tenant can use the remedies available to a landlord under the Residential Tenancies Act to end a tenancy.
