There is information available on a range of landlord and tenant issues on an automated message system. Alternatively, an agent can assist by listening to a concern or complaint. If an agent considers that an offence might have been committed under the Residential Tenancies Act, the complainant will be asked to put the information in writing. The matter is then passed to an investigating officer. The investigating officer will gather information about the case and can keep the complainant informed as to the progress of the investigation. When the investigation is finished, the investigator will make recommendations as to what should happen.

Actions that can be taken as a result of an investigation include:

• a decision that no further action is necessary;
• a reprimand to the offending party;
• publication of the investigation or making the investigation public knowledge;
• sending the matter to the courts for prosecution (see Offences under RTA - Landlord, Tenant); or
• a party may be required to stop certain actions or carry out specific tasks to comply with the law.
